What we do

Honest total cost modelling for a specific address. It pulls the actual tax assessment and the reassessment rule for that jurisdiction, gets real insurance quotes for that property including flood and wind where relevant, includes association fees from the listing, models private mortgage insurance and when it drops off, estimates utilities from the property's size, age and local rates, and applies a maintenance reserve based on age and systems. It then shows what happens if rates, insurance or taxes move, and what income is genuinely required rather than what a lender will approve.
